  • A power of attorney if the application is submitted on behalf of someone else.
  • Proof of land ownership, such as the recent PBB (Pajak Bumi dan Bangunan) receipt.

  • An IRK (Izin Rencana Kota) and a BPN (Badan Pertanahan Nasional) map (up to 200 m²) or an SKB (Surveyor Kadaster Berlisensi) measurement result (at least 200 m²).
  • An approval sheet for the preliminary drawings, signed by an architect and experts in their fields.

You can submit your IMB application online through https://simbg.pu.go.id/. After opening the website, follow these steps:

  1. Click the "Daftar" button on the website.
  2. Fill in your personal details as required.
  3. Click "Tambah" to start your IMB or PGB application, then select "Persetujuan Bangunan Gedung."
  4. Choose the "Fungsi Gedung" option.
  5. Enter the required information, including the building address, model, and land details.
  6. Upload the necessary supporting documents in PDF format.
  7. Review all the data you’ve provided to ensure accuracy.
  8. Read the terms and conditions before confirming the data.
  9. Check all the boxes of statements, then click "Simpan."
  10. Your application will be processed. Wait for the relevant department to contact you for the next procedure.

Applying for an IMB Offline

If you prefer to proceed with the IMB document offline, visit the IMB service counter at PTSP. First, submit all required documents. Then, follow the officer's instructions until the PBG is issued.

IMB Cost = 50 m² × IDR 30,000 per m² × 1.2 = IDR 1,800,000

Then, you need to pay the total IMB application cost of Rp1,800,000.

What If Your House Doesn’t Have an IMB?

An ownership of a residence requires you to have an IMB or PGB. Without this document, you may face several consequences, such as:

  • Administrative sanctions in the form of a temporary construction suspension until the IMB is obtained, as stated in Article 115, Paragraph 1 of Government Regulation (PP) Number 36 of 2005.
  • Demolition sanctions, as stated in Article 115, Paragraph 2 of PP Number 36 of 2005.
  • Fines of up to 10% of the building’s value of planned, under construction or completed value of the building, as stated in Article 45, Paragraph 3 of Law Number 28 of 2002 on Buildings (Bangunan Gedung).
